It looks as the zip code of 90039 which is part of Silver Lake and all of Atwater Village had the highest year over year increase percentage wise in the total number of home sales. But it really looks as if the Mt. Washington, Glassell Park and Cypress Park (90065) and Highland Park (90041) neighborhoods are seeing a huge increase of new home sales and turnover as well.
With so many people moving to the North East, will Glassell Park and Highland Park ever become the new Silver Lake? If so, when? What does Glassell and Highland Park have that Silver Lake has?
Architectural Homes – Check
Hillside Views – Check
Strips such as Sunset Junction – Potential Check – (York Blvd and also Figueroa Street)
Gangs – Check – Yes, Silver Lake still has Gang problems in certain pockets.
What does Silver Lake have that Glassell Park and Highland Park don’t?
Location to the Westside – Let’s face it, if you live east of Western Ave and work in West Hollywood or Santa Monica, your commute is not fun if you live in Silver Lake or even Los Feliz. For most people their threshold to work on the Westside and live on the Eastside is Silver Lake.
Higher Prices – If you are looking to live in Silver Lake or even Atwater Village be prepared to pay a premium.
